How Yacht Deals Work: The Commission Breakdown

$1,000,000 Yacht Sale Example (Co-Brokered Deal)

1. Total Commission: 10% = $100,000
2. Split Between Brokerages: 50/50
  • Listing Brokerage: $50,000
  • Selling Brokerage (Cardoza Yachts): $50,000
3. Split Between Brokerage & Sales Broker: 50/50
  • Cardoza Yachts (Company): $25,000
  • Sales Broker: $25,000
Result: The sales broker nets $25,000 per $1M sale
CRITICAL UNDERSTANDING: While we show examples based on the industry-standard 10% total commission, actual commissions are frequently negotiated lower depending on yacht value, market conditions, and transaction complexity. Your compensation is always 50% of what the sales broker actually receives, which means:
  • If the total commission is negotiated to 8%, your share adjusts proportionally
  • If the total commission is negotiated to 7%, your share adjusts proportionally
  • You always receive exactly half of the sales broker's net commission, regardless of the total percentage

This is why we structure the deal as "50% of sales broker commission" rather than a fixed percentage of the sale price.

Three Ways to View Our 50% Affiliate Deal

Method 1: The Simple Split

50% of Sales Broker's Net Commission

  • Sales Broker Commission: $25,000
  • Split 50/50:
    • Sales Broker: $12,500
    • Affiliate: $12,500

Method 2: The 4-Way Split

Based on total 10% commission

  • To Listing Brokerage: 2.5%
  • To Selling Brokerage (Cardoza): 2.5%
  • To Cardoza Sales Broker: 1.25%
  • To Affiliate: 1.25%

Method 3: The Deal Percentage

Direct percentage of sale price (at standard 10% commission)

Affiliate receives: 1.25% of total sale price

All three methods = $12,500 per $1M sale at standard 10% commission

Why We Use "50% of Commission" Not "Fixed Percentage"

The Reality of Yacht Brokerage:

Commission rates vary because the industry-standard 10% is frequently negotiated downward based on:

  • Yacht value: Higher-value yachts often command lower percentage commissions (e.g., 8%, 7%, or even 5% on multi-million dollar sales)
  • Market conditions: Slow markets may require commission reductions to attract sellers
  • Transaction complexity: Some deals require commission flexibility to bring all parties together
  • Competitive pressure: Sellers may negotiate lower rates to maximize their net proceeds

Examples of How This Works:

Scenario Total Commission Cardoza Share (Co-Brokered) Sales Broker Gets Affiliate Gets (50%)
Standard 10% on $1M $100,000 $50,000 $25,000 $12,500
Negotiated 8% on $1M $80,000 $40,000 $20,000 $10,000
Negotiated 7% on $2M $140,000 $70,000 $35,000 $17,500
Standard 10% on $5M $500,000 $250,000 $125,000 $62,500
Negotiated 7% on $5M $350,000 $175,000 $87,500 $43,750
Negotiated 5% on $10M $500,000 $250,000 $125,000 $62,500

Bottom Line: By tying your compensation to 50% of the sales broker's actual commission, you share proportionally in whatever the deal structure requires. This protects both parties and ensures transparency - you always know you're getting exactly half of what we earn, no matter what the negotiated rate.

Why This Is Extraordinary

Industry Standard Comparison

Affiliate Program Percentage of Sales Broker Net Per $1M Sale Notes
Industry "Standard" 10% $2,500 Typical baseline
Industry "Good" 20% $5,000 Upper range
Cardoza Previous 25% $6,250 Our old rate
CARDOZA 50% CLUB™ 50% $12,500 Limited time

The Math That Matters

You're earning 5X the typical industry rate:

  • Standard broker pays: $2,500 per $1M
  • We're paying: $12,500 per $1M
  • That's 400% more than "normal"

Applies to Both Buyers and Sellers

1. BUYER LEADS (Selling Broker Role)

You introduce someone who wants to buy a yacht

  • Cardoza Yachts represents the buyer
  • We earn the selling broker's side of the commission
  • You receive 50% of our sales broker's commission

2. SELLER LEADS (Listing Broker Role)

You introduce someone who wants to sell their yacht

  • Cardoza Yachts lists and markets their yacht
  • We earn the listing broker's commission
  • You receive 50% of our sales broker's commission

Same 50/50 split applies regardless of whether you introduce a buyer or seller!

In-House Deals: Even Better

When Cardoza Yachts represents both buyer and seller (10% commission, no split):

$1,000,000 In-House Sale:

  • Total Commission: $100,000
  • Cardoza Yachts (Brokerage): $50,000
  • Sales Broker: $50,000

50/50 Affiliate Split:

  • Sales Broker: $25,000
  • Affiliate: $25,000

You earn DOUBLE on in-house deals: $25,000 vs $12,500

The Legal & Competitive Landscape

Our Compliance Structure

Important Legal Distinction:

This is not a traditional yacht brokerage referral fee arrangement. Instead, this is a lead purchase agreement where:

  • You are selling qualified business leads to Cardoza Yachts
  • We pay you based on the performance of those leads (upon successful closing)
  • You are compensated for providing valuable client introductions
  • You are not acting as a broker, agent, or intermediary in any yacht transaction
  • You do not participate in negotiations, pricing discussions, or transaction management

This structure allows us to work with affiliates nationwide and internationally, as you are not performing licensed brokerage activities - you are simply introducing potential clients to our brokerage and being compensated when those introductions result in closed transactions.

Florida Law Context

While Florida Statutes Chapter 326 strictly prohibits unlicensed individuals from receiving yacht brokerage referral fees for performing brokerage activities, our program is structured as a lead generation and purchase arrangement where affiliates:

  • Make introductions only
  • Do not engage in any licensed brokerage activities
  • Are compensated for lead generation, not for brokerage services
  • Receive performance-based payments for successful client introductions

Most brokerages still avoid these arrangements due to:

  • Conservative legal interpretations
  • Compliance concerns and regulatory uncertainty
  • Limited payouts (typically 10-20% of sales broker commission when offered)
  • Lack of formal programs

We've structured this program to operate as a lead purchase arrangement while maximizing your earning potential across all U.S. states and international markets.

The Competitive Reality

Industry research shows:

  • Only one major brokerage (Boatshed International) has a published affiliate program at 20% of total commission
  • Most brokerages pay 10% of sales broker commission ($2,500 per $1M) if they pay at all
  • Top-tier brokerages may negotiate up to 20% ($5,000 per $1M)
  • Our 50% structure at $12,500 per $1M is unprecedented

Our Strategic Rationale

Why We're Doing This

I'm making a calculated business decision:

As the founder and broker, I'm willing to split my personal commission 50/50 to:

1. Build volume fast

More deals = stronger market position

2. Establish brand dominance

Cardoza Yachts as the affiliate-friendly brokerage

3. Create an affiliate army

Leverage your networks to scale rapidly

4. Prove the model

Demonstrate that aggressive affiliate partnerships drive growth

This is a risk I'm taking on my personal income to build something bigger.
